Telangana's land registration values are set to see a delay in their revised implementation. Contrary to the initial plan which was slated for May 28, the state government has deferred the revised registration values until early June. Official sources stated that Chief Minister A. Revanth Reddy's approval of the final rates will determine the exact launch date.

After a meticulous review process by district-level committees chaired by additional collectors (revenue), the revised values covering agricultural and non-agricultural lands have been finalized. Following committee meetings conducted in every district, the gaps between market prices and existing registration values were addressed using a specially crafted formula.

Formula for Revisions

The implementation process began with addressing several errors that occurred during the revision phase due to lack of awareness among field-level staff. These mistakes included issues with uploading survey numbers and values, which officials are currently working to correct within a week.

According to official sources, the revised basic registration values were set according to current market trends. For instance, if an acre of agricultural land had a market value of Rs 3 crore while its existing register value was Rs 0.3 crore (basic), it received a revision to Rs 6 lakh (100% increase). Similar adjustments spanned across six slabs and three categories.

Impact on Agricultural Landowners

Agricultural lands situated along major highways are expected to see a nearly 50% increase in their registration values due to heightened market demand. The slab-wise reformulations set by the government include a maximum of up to double the original values for significant discrepancies.

Timeline

The current timeline shows that all district-level approvals are final, and the implementation was initially planned for May 28, but a change in the Bakrid holiday from May 27 to 28 contributed to this postponement. The government hopes to finalize the implementation once these technical corrections have been completed.
